PropStream Alternatives for Agents Who Aren't Flipping Houses
Every alternatives roundup swaps one investor platform for another. If you're a listing agent, that's answering a question you didn't ask.
Short answer
PropStream alternatives split into two groups that get mixed together constantly. Direct substitutes (BatchLeads, DealMachine, REsimpli) do the same investor job — find properties and owners at volume. Category alternatives (RPR, MLS-native, Cloud CMA, per-report tools) do the listing-agent job — turn one property into a defensible client-facing document. If you're searching for a PropStream alternative because it didn't produce a CMA you could hand a seller, you need the second group and no amount of shopping in the first will help.
If you want the direct head-to-head instead, that's PropStream vs. a brokerage-first comps tool. This piece is about the wider alternatives landscape and how to pick a group first.
First, what you'd be replacing
PropStream is a strong product and worth stating accurately. The 2026 shape of it:
Base includes nationwide property and ownership data, comparable sales, list building, drive-for-dollars, and 10,000 monthly exports. Skip tracing runs about $0.12–$0.15 per record separately; List Automator adds roughly $27/month. Its 2026 acquisition of BatchLeads and BatchDialer folded in AI-assisted lead gen and dialing.
Every one of those features serves the same user: someone whose month starts with "which 400 owners do I contact."
Group 1 — Direct substitutes
Right if you like the job PropStream does and want it done differently or cheaper.
| Tool | Leans toward | Trade-off vs. PropStream |
|---|---|---|
| BatchLeads | List building and skip tracing | Now under the same ownership — less of an independent alternative than it was |
| DealMachine | Driving for dollars, mobile-first | Stronger in the field, thinner on desktop analysis |
| REsimpli | Investor CRM plus data | More pipeline management, less raw data breadth |
| County records direct | Free, authoritative | No filtering layer, no skip tracing, heavy manual work |
Honest note: if PropStream's data breadth is what you're using, most substitutes trade some of it away. And post-acquisition, a couple of the names on every "alternatives" list are now the same company.
Group 2 — Category alternatives
Right if what you actually needed was a document to hand a seller.
| Tool | Cost | Client-facing output | Best for |
|---|---|---|---|
| RPR | Included with NAR membership | Basic branded reports | Occasional use, budget-constrained |
| MLS-native CMA | Included with MLS dues | Varies wildly by MLS | Quick internal pricing checks |
| Cloud CMA | ~$49/mo per user | Strong, agent-branded | High-volume individual producers |
| MoxiPresent | Enterprise, bundled | Strong, firm-branded | Brokerages of 150+ agents |
| CompsAgent | $79 per report | White-label 9-page PDF | Uneven volume, no subscription wanted |
Two caveats worth stating. RPR is genuinely useful and genuinely free with membership, but "free" means a login habit, a learning curve, and output you can't control at firm level. MLS-native tools vary enormously — some are excellent, some produce something you'd rather a seller never saw. Check yours before assuming either.
The tell is what you typed into the search box. "PropStream alternative" usually means one of two very different frustrations: it's too expensive for what I use, or it didn't give me something I could hand a client. Those have different answers.
The question that picks your group
Skip the feature grids. Answer this:
Last quarter, did you lose more business from not having enough opportunities, or from not converting the ones you had?
- Not enough opportunities → Group 1. Prospecting is the constraint and PropStream may already be the right answer — the alternatives are lateral moves.
- Didn't convert → Group 2. More leads into a process that loses at the appointment just increases the volume of losing.
- Both → fix conversion first. It's cheaper, faster to change, and raises the value of every lead you already generate.
The stack most listing agents actually end up with
Worth saying plainly, because it doesn't favor a single-vendor answer: these are complements more often than alternatives.
- MLS for authoritative sold data in your market.
- A comp report tool for the client-facing deliverable.
- PropStream or similar — only if you farm. If your lead source is a sphere and referrals rather than off-market lists, this is the line item to cut.
The waste in most agent stacks isn't that PropStream is expensive. It's paying $99/month plus add-ons for volume prospecting capability while doing four listing appointments a year off referrals.
Before you switch anything
- Check what you actually used. Most platforms show usage. If you pulled 40 records last month against a 10,000 export allowance, the problem isn't the vendor.
- Check your market's coverage. Public-record sale prices are unavailable in non-disclosure states, which changes what any records-based tool can tell you. Texas is one of them.
- Separate annoyance from need. A clunky interface is a reason to complain, not necessarily to migrate. Missing capability is.
- Price the switch. Contract remainder, re-learning, and rebuilt lists all count.
The bottom line
PropStream doesn't have a close competitor at what it does — the 2026 acquisitions consolidated much of the field into it. If you need volume prospecting, shopping alternatives will mostly show you why you're already there.
But a large share of agents searching this term aren't unhappy with PropStream's prospecting at all. They're unhappy that after finding the property, they still had a blank document and three hours of work. That isn't an alternative-PropStream problem. It's a different tool entirely, and it's in Group 2.
Frequently asked questions
What are the main alternatives to PropStream?
They split into two groups. Direct substitutes serve the same investor deal-sourcing job — BatchLeads, DealMachine, REsimpli and similar. Category alternatives serve listing agents instead: RPR, MLS-native tools, Cloud CMA, and per-report comp report tools. Which group is right depends on whether you are sourcing deals or winning listings.
Is there a cheaper alternative to PropStream?
For NAR members, RPR is included with membership and covers property data and basic comps at no additional cost. It does not replace PropStream's list building, skip tracing or campaign tools, so it is only cheaper in the sense that it does less.
Do listing agents need PropStream?
Only if prospecting is the constraint. Agents who farm expired listings, absentee owners or high-equity households get genuine value from the filtering and skip tracing. Agents whose problem is converting the appointments they already have are paying for capability they will not use.
Can PropStream produce a client-facing CMA?
Not in a presentation-ready form. Comp data can be exported, but there is no brokerage-branded report template, so agents typically rebuild the presentation elsewhere — which means the assembly work the tool was meant to remove is still being done by hand.
